Terms/Hours: This position is 37.5 hours a week, Monday through Friday from 8:30AM to 4:30PM. Hours may vary depending on current projects.
Salary: Step 1 starting salary of $115,808 annually. Hiring above Step 1 is dependent upon qualifications and experience.
General Description: The Department of Public Buildings is seeking qualified applicants for the position of Assistant Director of Construction and Capital Projects to provide professional and administrative work in overseeing the construction/renovation of all city and school buildings and ensuring that the city's best interests are represented.
Responsibilities: The AD of Construction will report to the Director of Public Buildings and perform all project management tasks associated with the capital improvement plan including coordinating and evaluating bid services, reviewing and coordinating design projects, scheduling, budgeting, payment requests, construction management, and providing oversight of all contractors, vendors, and design professionals. Frequent coordination required with internal DPB personnel as well as across multiple city and school departments regarding project schedules and building operational needs during construction.
Qualifications:
- Knowledge of applicable laws, policies, codes and standards relating to construction, construction safety, ADA, and Massachusetts procurement M.G.L. c. 30B, M.G.L. c. 149, and M.G.L. 30/39M.
- Ability to read and interpret blueprints, plans, manuals and construction documents.
- Ability to communicate orally and in writing and interact with diverse groups with tact.
- Ability to analyze data, problem solve, complete tasks and meet deadlines in a self-directed manner.
- Massachusetts Class D driver’s license required.
- Massachusetts Construction Supervisor’s License and/or Professional Engineering (PE) license highly preferred.
- Must have or be able to obtain MCPPO certification within 12 months of hire.
- Bachelor’s degree in architecture, engineering, construction management, facilities management or related field and a minimum of ten (10) years of experience in design and construction management/administration or related field; supervisory experience highly desirable; or any equivalent combination of education and experience.
- Must have a thorough working knowledge of building processes and procedures and applicable building codes.
- Excellent communication skills and the ability to work effectively and tactfully with a wide variety of groups and organizations is required.
- Must be able to work to tight deadlines and stay within budgets.
- Proficient in using Google Suites and Microsoft Office, along with experience with Net Zero buildings, ground source heat pumps, solar sustainability is desirable.
